Vaughan's 1st Addition Preliminary Grading, Drainage, and Erosion Control Plan, submitted by <br />Metro Land Surveying & Engineering, dated October 30, 2007. <br />2. Vaughan's 1st Addition Soil Boring Investigation, submitted by Wenck, dated October 30, 2007. <br />New comments are in bold and identify additional items that need to be addressed. <br />The following are significant issues that must be addressed prior to preliminary plat approval: <br />1. Submit stormwater calculations for review. Verify that the existing storm sewer system has the <br />capacity to convey additional runoff from the proposed site. In addition, verify if downstream <br />detention ponds receiving additional runoff from the site are sized appropriately. <br />2. Verify how the depth on the seasonal high water table was determined on Sheet 2. A geotechnical <br />evaluation should be performed to verify the seasonal high water table. The lowest floor elevation <br />is required to be 4 feet above the seasonal high ground water elevation. <br />12/03/07 This item has been addressed. <br />3. Wards Lake is classified as a natural environment lake in the City of Lino Lakes Shoreland <br />Management Overlay Ordinance. The City requires a 150 foot structure setback and a 75 foot shore <br />impact zone for a natural environmental lake, both measured from the OHW. Show the 150 foot <br />structure setback and 75 foot shore impact zone on the plan. In addition, label the percent <br />impervious cover on the plans. <br />Additional Items (12/03/07): <br />4. Section 1102.07 of the City Shoreland Management Ordinance states that, "at least 70% of <br />the shore impact zone of a new development shall be preserved in its natural or existing <br />state."
