b. Detailed seed and mulch specifications shall be provided. <br />17. Tree Preservation and Mitigation Plan <br />a. Tree preservation fencing shall be shown. <br />b. On Lot 1, the Basic Use Area does not account for driveway access. <br />c. The developer shall submit a complete Tree Preservation and Mitigation <br />Plan in full compliance with the tree preservation and mitigation <br />ordinance. <br />d. Fencing, tree preservation measures and erosion control shall be installed <br />by the developer and inspected by the City prior to any soil disturbance. <br />e. Revise note to state "Developer will be responsible for compliance....". <br />f. Include a legend indicating what different hatch marks mean. <br />g. House pads are not consistent with what is shown on final grading plan. <br />18. Final Grading, Drainage and Erosion Control Plan: <br />a. The Final Grading Plan shall reflect the required revisions as stated in <br />previous staff reports. <br />b. The large drainage swale and drainage and utility easement along the west <br />side yard of Lot 1 are not needed and shall be removed from the plan. <br />Remove Tree Preservation Fencing and put on Tree Preservation Plan. <br />c. Include a scale bar. <br />19. Final Plat <br />a. The drainage and utility easement dividing the west side yard of Lot 1 <br />shall be removed and replaced with the standard lot perimeter easement. <br />b. The drainage and utility easement shall be 10 feet around the boundary of <br />the wetland delineation. <br />c.
