90 days of City Council approval of final plat: <br />a. Final Plat <br />b. Development Contract <br />3. The following executed document shall be approved by the City Council prior to <br />issuance of a Grading Permit: <br />a. Development Contract <br />4. The following items shall be submitted to the City prior to issuance of a Grading <br />Permit: <br />a. Revised plans based on staff comments. <br />b. Executed Declaration for Maintenance of Storm Water Facilities. <br />c. NPDES Permit, if applicable. <br />d. RCWD Permit, if applicable. <br />e. Securities and Escrows as detailed in the Development Contract. <br />f. Grading Permit Fee of $150. <br />5. The following items shall be submitted to the City prior to issuance of a Building <br />Permit: <br />a. Revised plans based on staff comments. <br />b. An electronic PDF of the final approved plans. <br />c. Building Permit Fee as determined by the Building Official. <br />d. An as -built survey of the grading. <br />6. The existing house shall hook up to the municipal water system prior to issuance <br />of any building permit. <br />7. The existing well shall be properly capped and abandoned or disconnected from <br />the house if used for irrigation purposes prior to the issuance of any building <br />permit. <br />8. The final plat shall be resubmitted to Anoka County Surveyors Office for review. <br />9. The housing pad size and location shall be consistent through all plan sheets. <br />10. All plan sheets shall include a legend indicating meaning of differing line types, <br />hatching marks, etc. <br />11. Sheet 1-Certificate of Survey: <br />a. The actual wetland boundary shall be shown. <br />12. Sheet 2-Resources Inventory: <br />a. The actual wetland boundary shall be shown. <br />13. Sheet 3-Preliminary Plat: <br />a. The total wetland area shown on Lot 3 (7,061 s.f.) does not match the area <br />indicated in the text (7,699 s.f.). <br />b. Include in the plan sheet the following notes: <br />i. Existing detached garage to be removed. <br />ii. New attached garage to be constructed. <br />iii. A building permit is required for the new attached garage. <br />14. Sheet 4-Preliminary Grading, Drainage & Erosion Control Plan: <br />a. The Preliminary Grading, Drainage & Erosion Control Plan shall be <br />replaced with the Final Grading, Drainage & Erosion Control Plan. <br />15. Sheet 5-Preliminary Utility Plan: <br />16.
