• <br />• <br />• <br />Stormwater Pollution Prevention and Storm Water Attenuation <br />For any project, site disturbance determines the level of stormwater <br />management. The project will create 3,572 SF of new impervious and disturb <br />10,629 SF. The RMP -3 Rule is not applicable at this level of activity. RMP3 <br />Rule replaces rules B, C, F. The location and small size of disturbance does not <br />trigger rule D, however; a Notice of Intent is needed by the Rice Creek watershed <br />District. Rule E and I don't apply, as no floodplain or ditch system appears on <br />the property. <br />A concrete washout area should be shown on the plan regardless of the project <br />size. The emphasis here is to recycle discarded concrete from the project, and <br />remove a source of soil contamination. <br />In the Grading and Erosion Control Notes on C2, it is stated that turf areas are to <br />be seeded within 7 days after rough grading. Sheet L1.0 is the Landscape Plan. <br />The infiltration area on the plan is shown as lawn. Infiltration areas should be <br />planted with materials from the City of Lino Lakes raingarden templates. In other <br />words a designed infiltration /raingarden landscape design should be submitted to <br />the city for review and approval.. Any other areas that will be maintained as a <br />lawn should be irrigated. If we are establishing an official infiltration area on this <br />site than the area must be protected as much as possible from compaction <br />during construction. The gas pumps are indicated in the infiltration area. Gas <br />pumps are impervious and should be removed from the infiltration location. <br />The gas station is on city water. There is an unused well on the west side of the <br />building. The well was drilled in 1978 and has a drill depth of 70 feet. County well <br />index files are a bit old but indicate that this well has not been grouted. There is a <br />concerted effort being made to seal unused wells at the county level. This is to <br />protect groundwater from contamination.lf this well has not been used in the past <br />and will not be used in the future, the well should be sealed and made safe from <br />ground water contamination. <br />Landscaping <br />The infiltration area should have a designed plan approved by the City of Lino <br />Lakes. All plants in the infiltration should be potted certified nursery material. A <br />short term (3 years) and long term maintenance plan should be submitted to <br />ensure plant establishment and function preservation. <br />All lawn areas must be irrigated. <br />Trees planted in alignment along the streets should be of a larger shade tree <br />type. Oak or Hackberry would be suitable trees. .Trees should be planted 50 <br />feet on center. Trees should be kept back 30 feet from the lot corner, and at <br />
