• ENVIRONMENTAL BOARD <br />AGENDA ITEM 6A <br />• <br />STAFF ORIGINATOR: Marty Asleson, Environmental Coordinator <br />MEETING DATE: July 31, 2013 <br />REQUEST: Concept Plan Review <br />APPLICANT: AJE Companies, Inc. <br />1875 Station Parkway NW <br />Andover, MN 55304 <br />PROPOSED DEVELOPMENT <br />The applicant is requesting concept plan review for a proposed residential development. <br />The developer is proposing to use the Planned Unit Development Process to allow for site <br />design flexibility and to accommodate a range of housing types and densities. The land <br />is located between County Road 54 and 35E and just south of Cedar Street. The site and <br />surrounding areas are currently zoned rural. The property is guided medium density <br />residential (4 to 5.9 units per acre) in the City's Comprehensive Plan. <br />The concept plan review process allows for the opportunity to get an initial look at a <br />project proposal prior to the preparation of detailed plans. Comments from a walk <br />through and regular meeting will be given to the developer and other boards and City <br />Council for consideration in the project design. <br />Two concept plans where submitted for review. The proposed development contains 77 <br />gross acres. <br />Concept Plan 1 includes the following: <br />• 157 single family lots <br />• 57 -66 age restricted multi - family units <br />• 41 townhouse units <br />• 255 -264 total units <br />• Density 4.2 to 4.3 units per acre <br />Concept Plan 2 includes the following: <br />• 163 single family lots <br />• 57 -66 age restricted multi - family <br />• 41 townhouse units <br />
