• 261 -270 total units <br />• Density of 4.3 to 4.4 units per acre <br />The primary difference between the two plans is the configuration of Street B. <br />SITE CHARACTERISTICS <br />Soils <br />Soils are heavier types with low infiltration ability and higher runoff rates. <br />Land Cover <br />Ground -story vegetation is planted crops and wetland Species <br />Rare and Unique Resources <br />This area is outside the Anoka County sand plain area where we have concerns for rare <br />plant species. There are no other known rare species concerns on this property. <br />Tree Preservation <br />There are a few scattered trees on the borders of the property and a stand of pines on the <br />SE side. None of the trees appear to be significant. <br />Wetlands <br />It appears a preliminary wetland delineation has been performed. There has been no <br />technical evaluation of the wetland quality or boundaries. A Wetland Preservation <br />Corridor in the Resources Management Plan is mapped in the SE corner. Wetlands to the <br />south of the property may preclude extension of Street D. It may be beneficial to <br />consider looping Street D back to the north (Street C). Opportunities may exist for <br />restoration of the ditch and adjacent wetlands to create wetland bank credits and off set <br />on site impacts. <br />Surface Water Management <br />A ditch runs through the southern part of the property. Surface water from most of this <br />site flows to Clearwater Creek. A small portion goes to Amelia Lake. A Natural <br />Resources Conservation Corridor (Greenway Corridor) from the Resources Management <br />Plan is mapped along the ditch in the SE corner. <br />The site includes floodplain in the southeast corner. No elevation information has been <br />determined. This will need to be defined with the project design. <br />• <br />• <br />• <br />
