Park Board Meeting - October 3, 2005 <br />Minutes <br />• The October 3, 2005 City of Lino Lakes Park Board meeting was <br />called to order at 6:30 p.m., by Chair Lindy. <br />• <br />Roll call was taken, members present were Pam Taschuk, Aaron <br />Frederickson, Pat Huelman, Bill Kusterman, Katie Boyle, Paul <br />Montain, and George Lindy. <br />Also present was Rick DeGardner, Public Services Director. <br />APPROVAL OF MINUTES FROM JUNE 6, 2005: <br />Pam Taschuk made a motion, seconded by Pat Huelman, to approve <br />the June 6, 2005, minutes as presented. The minutes were <br />approved. <br />SETTING AGENDA: <br />There were no changes to the agenda. <br />OPEN MIKE: <br />No one was present for open mike. <br />REVIEW VILLAGE OF HARDWOOD CREEK DEVELOPMENT: <br />Rick advised the Village of Hardwood Creek Development area is <br />located 14 mile north of Main Street, between 135E and CSAH 21 <br />(20th Avenue). This 360 -acre development site is to be developed <br />with commercial and residential uses. The concept plan for the <br />development includes 500,000 - 600,000 square feet of commercial <br />development on 55 to 70 acres of the site. A variety of single <br />family and multi - family residential development will include <br />approximately 4.5 units per acre, when including all land not <br />within the commercial area. The specifics of the development <br />will be part of a master plan using a planned unit development <br />approach. <br />Mr. Greg Hayes is present this evening to discuss the Village of <br />Hardwood Creek concept plan. <br />Mr. Greg Hayes, Shingobee Real Estate Services, came forward and <br />stated he is very excited about the project and has been working <br />with the City on the plan for quite some time. He stated the <br />Planning and Zoning Board voted unanimously last week to keep <br />moving forward with the project. <br />Mr. Hayes referred to the concept plan noting if the land use <br />plan is approved, the development team will come forward with <br />preliminary plats. He reviewed the trail corridors, walkway <br />connections and neighborhood parks within the plan. He indicated <br />the plan also includes 80 -95 acres of open space. There are <br />approximately 15 acres of wetland that will have to be <br />delineated. The largest park area within the plan is <br />approximately 15 acres. <br />1 <br />
