Building <br />materials requirements for single use tenants are particularly noted in Section <br />2.B.5, which states: <br />"Single use tenants shall substantially comply with the development <br />standards outlined above while still maintaining their retail dress image. It <br />is strongly encouraged that each building incorporate the gable end roof <br />form and standing seam metal over the entry or on the corners to reflect <br />the vernacular established by other buildings on the site." <br />In conformance with the Planning and Zoning Boards recommendation the <br />applicant has submitted revised building elevations that incorporate face brick <br />consistent with the material types and colors used throughout the Market Place <br />Development. The stone treatment on the "chimneys ", as proposed, would still <br />be permitted to maintain the franchise image. <br />Building Height <br />According to the Zoning Ordinance, no building within a Shopping Center (SC) <br />Zoning District may exceed 45 feet in height. At 20 feet in height, the proposed <br />restaurant complies with the Ordinance. <br />Landscaping <br />Perimeter and interior landscaping, in conformance with the Market Place PDO <br />master landscaping plan. The revised landscaping plan incorporates the tree <br />types and quantities as setforth in the Market Place PDO. Additionally, <br />landscaping parking islands, including overstory trees has been added to the <br />plan. <br />3 <br />
