• <br />Hailey Manor Page 3 August 26, 2003 <br />City of Lino Lakes, Minnesota <br />General Street and General Utility Comments <br />1. The developer shall be responsible for any and all repairs to Arlo Lane that may be caused as a result <br />of said development, including new concrete curb and gutter, aggregate and bituminous base, and <br />bituminous surfacing as may be needed. <br />2. Lois Lane currently exists as an older bituminous street with no curb and gutter (bituminous curbing), <br />and no existing City utilities. The extension of sanitary sewer and water from their existing <br />termination points on Lois Lane at the east limit of the site is proposed. Sanitary sewer and water <br />services should therefore be extended to each lot (Lots 7 -12, Block1 and Lots 1 and 2, Block 2) and <br />shown accordingly on the plan. <br />3. The proposed watermain connection point on Lois Lane currently exists as a dead end main, and will <br />be extended even further in length as a dead end. The existing system is expected to adequately <br />provide sufficient flow rates and pressures for the units proposed as part of this development. <br />However, any additional development (future) to the west and south of this proposed development <br />must consider additional mains and looping of the system. <br />• 4. As a result of the utility main construction, the developer shall restore Lois Lane by complete <br />reconstruction with concrete curb and gutter and new bituminous surfacing (street section provided <br />per City of Lino Lakes standards). Concrete curb and gutter shown shall be identified as D412. The <br />geotechnical report provided by STS indicates that the existing soils are adequate to accommodate <br />the proposed infrastructure (streets and utilities). However any soils considered deficient shall be <br />removed and replaced with suitable compacted granular material as approved by the City Engineer. <br />5. There is a discrepancy on the developer's plans with regards to the extension of sanitary sewer on <br />Lois Lane. The City's records indicate that the invert elevation of the existing sewer termination <br />point (at the east end of development) is 899.86, very close to the elevation of 899.89 shown on the <br />plan. However, the proposed elevation at the upstream end of the proposed sewer extension is shown <br />as 892.12. It would appear that there is a 10 -foot error discrepancy, or the correct elevation shown <br />should be 902.12. With the correct invert elevation provided, the sanitary sewer would appear to <br />have less than 7 feet of cover, which is less than the minimum standard. This may also raise issues <br />with regards to basement elevations (proposed and existing) that will need to connect to the new <br />sewer. The developer must investigate this error further and address to the City's satisfaction <br />accordingly. <br />Additional Utility Comments <br />It is expected that final utility construction plans shall be forwarded, and shall address the following: <br />• 1. Sanitary sewer service pipe shall be SDR 26 or SCH 40 and ductile iron water pipe shall be CL 52. <br />Gate Valves shall be Mueller A- 2370 -20 with mechanical joints, meeting AWWA Specifications <br />C500 -61. Valve Boxes shall be Mueller H -10357 with H -10361 drop lid and extensions shall be <br />Mueller H- 10363. All sanitary sewer and storm sewer manholes and appurtenances shall be furnished <br />
