A creative use of land and related physical development which allows a phased and <br />orderly transition of varying land uses in close proximity to each other. <br />5. An efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments. <br />Promotion of a desirable and creative environment that might be prevented through the <br />strict application of City zoning and subdivision regulations. <br />The ordinance also includes a purpose statement for an urban PUD as well as specific <br />requirements. Purposes include: <br />Creation of common open space that provides a unified landscape for the use and <br />enjoyment of the neighborhood community and/or the general public. <br />A variety of urban residential lot sizes, configurations, and neighborhoods. <br />The standards include a minimum of 50% of the land reserved as common open space <br />and that the designated open space shall be exclusive of unit lots and driveways. The <br />design includes 61% open space. <br />The project design fulfills the purposes of a PUD. The design flexibility is justified. <br />Lots: The following table lists the lot requirements in the LB and R -3 zones and <br />information on the proposed project. <br />The base lots are the individual blocks on the plat.
