No. 12701 -002 <br />Routing: <br />The proposed Apollo Center project development consists of a retail and auto repair facility, located at the <br />intersection of Apollo Drive and Lilac Street. The size of the property proposed for development is <br />approximately one acre. The following plans and documentation have been submitted to the City of Lino <br />Lakes, and these preliminary review comments are presented based on that submittal: <br />Grading Drainage and Erosion Control Plan, Utility Plan, and Details (Sheets Cl, C2, and C3),Woodstone <br />Builders Inc., Mohagen Hansen Architectural Group, Schoell & Madson, Inc., dated June 9, 2003. <br />General <br />1. Per the plan, a building, garage, and shed all exist on the site. Demolition, removal, and grading of <br />the site will therefore be required. The developer will be responsible for the complete removal of all <br />buildings, foundations, underground and above ground items, capping of any existing utility <br />connections and wells, and removal of any underground or septic systems that may exist. All debris <br />and unsuitable material must be removed from the site. Any material imported to the site must be <br />approved by the City Engineer. <br />2. The use of an existing driveway access at Lilac Street is proposed. Apollo Drive has since been <br />reconstructed, such that Apollo Drive connects with CSAH 49 (Main Street), and Lilac Street no <br />longer connects to Main Street. The driveway access as shown is therefore acceptable. <br />3. Drainage and utility easements (10 feet in width) must be provided around the perimeter of the <br />property. <br />4. No soil or geotechnical report has been provided. It is recommended that the existing site soils and <br />groundwater conditions be reviewed and verified prior to construction. <br />5.
