The site is zoned GB General Business. Restaurants with a drive - <br />through facility require a conditional use permit in the GB district. The site is part of a <br />preliminary plat that was approved by the City in December of 1997. However, no final <br />plat was approved. Staff recommended it is best to clean up this situation by requiring <br />that a final plat be approved as a condition of approval for the Dairy Queen. Staff <br />indicated they would address the site plan, conditional use permit and platting issues. <br />Staff advised that the applicant for the Dairy Queen project is not the landowner who is <br />responsible for the platting requirements. However, the plat issues must be resolved <br />before additional development occurs. <br />Staff advised the submittal complies with the GB zoning standards.
