Once staff was available, Item A would be considered. <br />V. ACTION ITEMS <br />F. PUBLIC HEARING (Continuation), Town Center Development Standards <br />Chair Schaps declared the public hearing reopened at 7:35 p.m. <br />Staff noted the Planning & Zoning Board opened the public on the new standards <br />at the April meeting and kept it open to allow extensive dis d public input. No <br />additional developers have expressed an interest in pres �''n • �, o ation. The <br />Economic Development Advisory Committee met on 0 for further <br />discussion of the proposed standards and voted on rg" dation. Mr. Smyser presented a <br />map of the Town Center and noted the language revision from a restrictive statement on <br />the Land Use Plan to indicate the boundaries shown on the land use plan are approximate <br />and that as long as the development conforms to the regulating plan, boundaries may <br />change based on detailed site analysis. Mr. Smyser identified the land area that was <br />included in the concept submitted for the Livable Communities Grant. He noted the <br />overall residential densities will need to be maintained, however, the boundaries of those <br />densities are flexible. <br />Mr. Corson asked if the grant would apply to the entire area. Mr. Smyser pointed out the <br />southern area where the grant would be focused and stated he is unsure if those funds <br />could be transferred to the northern area. <br />Mr. Zych reviewed the language revision on Page 12 and asked if the bank and clinic <br />were included in the Highway Commercial zone.
