The City is not requiring dedication of right -of -way from the <br />Molitor parcel due to the fact that the property to be split does not front on Centerville <br />Road. <br />Staff recommended approval of the subdivision request with conditions. <br />Ms. Lane made a MOTION to approve minor subdivision based on the following <br />conditions: <br />1. 27' of right -of -way is dedication from the Montain property for the future <br />reconstruction of Centerville Road and Birch Street as indicated on the submitted survey <br />document. <br />2. The remaining 1.6 acre parcel on the Molitor parcel is ad eir existing homesite <br />for a total of 3 acres. <br />3. PUBLIC HE bill Ponds, (former Lichtscheidl Estate), Main <br />Street, Preliminary P <br />Staff advised Heri opment has submitted an application for a preliminary plat. <br />The site is on the so side of Main Street across from Wood Duck Trail and Blue Bill <br />Lane. It is in the exi mg MUSA. Staff referred to a table which indicates land use and <br />zoning for the site and surrounding land. <br />The site include 35 acres. The proposed plat would create 72 single family lots. <br />Wetlands cover approximately two acres. Gross density would be 2.06 units per acre. <br />Net density, subtracting the wetlands, would be 2.18 <br />The lots, blocks, and right -of -way widths meet City requirements. However, there are <br />numerous issues that need to be addressed. <br />Staff reviewed the preliminary plat analysis in detail. Staff recommended the public <br />hearing be continued to allow the applicant to redesign the plat and supply additional <br />information to address the outstanding issues. <br />
