He stated the noise and traffic on Main Street is a big concern <br />also. He stated the number of homes in the plan is too large for the area. There are Oak <br />trees over 100 years old that should be saved. The park should be more centralized. If <br />the road is widened 27' there will be even more problems. The school being located <br />where it is should also be considered. He added that he would like to see the area zoned <br />commercial. <br />Mr. Al Robinson, 8299 4th Avenue, stated the size of the lots are due to the cost of <br />developing the lots. Larger lots cost more to do because of the cost of sewer and water. <br />Residents do not have to hook up to City sewer and water if they don't want to. He stated <br />his main concern is the drainage in the area. Also, access will be limited on Main Street <br />and the County may ask for a service road. He asked if the School District is aware of the <br />development plan. Drainage is a real issue. Another concern is the fact that no one has been able <br />to maintain a street in front of or over the ditch. Every winter the road is ruined. Traffic <br />in that area is already very dangerous and a problem. <br />Mr. Robinson stated the crossing over the ditch was never installed correctly. The culvert <br />was not excavated with the proper material. He stated the ditch needs to be cleaned and <br />upgraded. <br />
