Planning & Zoning Board <br />Octoberl3, 1999 <br />Page 6 <br />Ms. Danna Cross, 8025 Wood Duck Trail, stated she is concerned about the traffic also. <br />She asked that all residents be notified of the next neighborhood meeting. She stated the <br />Church is under great pressure to cooperate with the developer. Any additional traffic on <br />Main Street will be a problem. <br />Mr. Frogner stated there are beautiful woods in that area that need to be saved. <br />Mr. Robert Reinertson, 439 Main Street, stated that traffic is already a big problem. He <br />stated that his kids are not allowed anywhere near the street. The cross walks for the <br />schools were taken out and added to the problem. <br />Mr. Fred Rodman, Pastor of House of Praise Church, stated he has been in contact with <br />the developer. He stated that a cross road at Wood Duck trail would be appropriate. The <br />Church has not yet made a final decision and negotiations continue. He indicated he <br />believes that a deal can be worked out but doesn't want to be ed. <br />Mr. Dave Heller, representative for Heritage Develop st� plan is flexible to <br />be able to address the concerns of the residents. He added that the property is zoned R -1 and in the MUSA <br />boundary. The developer has the right to develop property at a minimum of 10,000 <br />square feet per lot. The City cannot require larger lots. <br />Chair Schaps added that he would like to see a useable park built into the plat. The park <br />should be large enough to support the number of houses being developed. <br />Mr. Dunn suggested the property be changed to R -1X resulting in larger lots and higher <br />priced homes. The lot sizes need to balance with the lots that are in the area. Fewer <br />homes would allow for less traffic and more room for a park. He stated this proposal is <br />not reasonable. <br />
