• <br />• <br />• <br />Planning & Zoning Board <br />June 10, 1998 <br />Page 7 <br />Mr. Chuck Lund, K.C. Development Co., stated that when the project began he was <br />unaware of the 90' lot requirements. Because it is a small development, he would not <br />like to lose even one lot. Financially, losing one lot would be a hardship because they <br />still have to develop all the streets. The lots that overlook the creek will sell for a <br />substantial amount of money. <br />Chair Schaps declared the public hearing open at 7:30 p.m. <br />Ms. Sue Walseth, 1101 Holly Drive, came forward and stated that ditch 25 is 115' from <br />her property. The 10 lots she owns would have a very small impact on ditch 25. She <br />stated that there are currently trails on busy streets in the City. She indicated that Lot #8 <br />is within 6' of the minimum specification. Ms. Walseth stated that there is not wetland <br />on lot #1. The lot sizes on Lots #1 and #2 are larger than the minimum specifications. <br />She stated that the corner lot width has been reduced the length is larger than what is <br />required. Ms. Walseth encouraged the Board to allow the sale of her 10 lots to go <br />through. She stated that City recommended development of her property many years ago. <br />Mr. Dunn asked if she is the current owner of the property. Ms. Walseth stated that she is <br />the current owner of the property. <br />Chair Schaps asked for a motion to close the public hearing and indicated the Preliminary <br />Plat would go before Council on June 22, 1998. <br />Mr. Johnson made a MOTION to close the public hearing at 7:40 p.m., and was <br />supported by Mr. Trehus. Motion carried 6 -0. <br />Mr. Dunn asked if Mr. Ahrens has looked at the safety of the corner road. Ms. Wyland <br />stated that OSM and Dave Ahrens had reviewed the plat and indicated no concerns with <br />the road configuration. <br />Mr. Dunn asked if Mr. Ahrens said the road is not a hazard. Ms. Wyland stated any <br />concern regarding the road would have been indicated in the report. <br />Mr. Trehus asked what trails were developed for Trappers Crossing. <br />Chair Schaps indicated a trail was developed and the end of the north cul -de -sac which is <br />intended to access Birch Park. Ms. Wyland stated that future trails have also been <br />indicated on the south end of Trappers Crossing. <br />Mr. Trehus asked about the time frame for these trails. Ms. Wyland stated that the north <br />trail is going to be constructed very soon. The Park Director is currently working on the <br />development of that trail. <br />
