• <br />• <br />Planning & Zoning Board <br />April 9, 1997 <br />Page 25 <br />Chair Schaps asked the width of 79th Street. <br />Mr. Robinson answered, 30 feet. <br />Mr. Ahrens stated that 79th Street would be used for the utility extension. <br />Mr. Dunn asked the timing for the development. <br />Mr. Gust stated that when the City does the utility trunk extension, the plat will be <br />finalized. <br />Mr. Herr asked if this development is premature to consideration of the <br />Comprehensive Plan for the area. <br />Mr. Wessel stated that he believes the timing is right. <br />Mr. Rick Harrison, Project Planner, demonstrated the reasoning for the <br />curvilinear roadway with a display. Besides slowing speeds, at least 15 to 25 <br />feet of linear road can be saved. It also increases the green space in front of <br />homes allowing for more landscaping and a streetscape flavor. More open areas <br />will be in front instead of in side yards, which are not generally used. The lots <br />can be reconfigured to eliminate the triangle shape. The house pad is 50' x 50' <br />with 70 -foot width Tots. <br />Mr. Brixius expressed concern about curb cuts and the City's reluctance to use <br />PDO's. <br />Mr. Harrison stated that it would be critical to have a PDO because Minnesota <br />law does not allow the setback line to be recorded on the plat. The only way the <br />concept can be approved with the varied front setback is through a PDO that <br />indicates the setback lines. <br />Chair Schaps asked the size of the proposed homes <br />Mr. Gust stated that they will vary. All of the Tots will be 10,800 square feet <br />according to City standards. A benefit to the City is saving maintenance on the <br />street with less plowing. The price range of the homes will be $120,000 to <br />$150,000. <br />Chair Schaps asked the lot price. <br />Mr. Gust answered, approximately $30,000. <br />Mr. Robinson stated that he likes the curved street but would not support a PDO. <br />
