The <br />meeting was very positive and he made a commitment to work with the neighbor <br />concerned about privacy and address all neighborhood concerns. He <br />understands that one of the contingencies must be landscaping and berms. <br />Mr. Jay Molitor stated that he owns 63 acres to the north of this project and <br />would like to see it proceed. His main concern is with the Sixth Addition <br />northerly cul -de -sac and how that will impact access to his property in the future. <br />He would like to be sure the access is a benefit, so that he will be able to <br />develop in the future. <br />Mr. Robinson asked the price range of the houses proposed in the Fifth and <br />Sixth Additions, as there is a market for a higher price range. <br />Mr. Uhde stated that the price range is estimated at $119,000 to $120,000. <br />Mr. Dunn requested that an added condition of approval be a fair and reasonable <br />compromise with residents concerned about noise, lights, etc. <br />Mr. Brixius stated that it would be an arbitrary decision for staff to have to make a <br />determination of what is fair and reasonable. Mr. Uhde has in the past worked <br />well with property owners' concerns. <br />Mr. Dunn requested that condition No. 15 be changed to include conclusions of <br />resident concerns and how Mr. Uhde resolves the issue be put on file and made <br />part of the public record. <br />Mr. Robinson made a MOTION to close the public hearing at 7:50 p.m. and was <br />supported by Mr. Dunn. Motion carried unanimously, 5 -0. <br />Chair Schaps asked if separate action is needed for the variance. <br />Mr. Brixius stated that the variance must be presented with the preliminary plat to <br />be consistent with the final plat. The Board should make a recommendation on <br />the variance because the development is dependent on it. <br />Mr. Herr expressed concern about the northerly cul -de -sac and potential road <br />extension to the north and development potential for the property to the north. <br />Mr. Johnson stated that the feasibility study will identify areas to be sewered and <br />how the northern property will be served. There is more than one answer to that <br />question. <br />
