• <br />Planning & Zoning Board <br />October 8, 1997 <br />Page 22 <br />In summary, Ms. Wyland stated that Staff would recommend approval of this Conditional <br />Use Permit to expand a pole barn and site plan review with the following conditions: <br />1. Building permits be obtained prior to any construction. <br />2. If additional lighting is provided, a plan be reviewed by the CPTED Officer. <br />3. Two parking spaces be provided for each employee. Currently 22 spaces are <br />provided on the site plan. <br />4. Trash handling areas be screened from adjoining property owners. <br />Tom Ramsden of Lino Lakes Blacktop explained that neighbors to the subject property <br />are in favor of the proposal. <br />Mr. Johnson asked about the activity within the pole barn. Mr. Ramsden explained that <br />some small mechanical work is done, as well as storage. The proposal would provide for <br />one -half of the building to be devoted to office space with the balance for additional <br />storage. <br />Mr. Herr asked if additional parking would be required. Ms. Wyland indicated that <br />• sufficient parking was available on the proposed site. <br />Mr. Gelbmann asked to see the letters from neighbors. He then asked if any hazardous <br />materials would be involved. Mr. Ramsden indicated that gasoline and diesel pumps are <br />located outside the pole building, but nothing indoors other than parts cleaner, which is <br />property handled. <br />Mr. Dunn asked if the applicant had given any thought to enhancing the site to make it <br />compatible with the Apollo industrial park. Mr. Ramsden indicated that the plantings <br />already done were on his own volition. Ms. Wyland added that considerable work had <br />been done in that regard. <br />Mr. Herr made a MOTION to close the public hearing at 10:04 p.m., and was supported <br />by Mr. Dunn. Motion carried 5 -0. <br />Mr. Gelbmann expressed favor with the project. Mr. Herr agreed. <br />Mr. Dunn made a MOTION to approve the Lino Lakes Blacktop Conditional Use Permit <br />and Site Plan Review with the conditions outlined above, and was supported by Mr. <br />Gelbmann.
