r <br />• <br />• <br />Planning & Zoning Board <br />August 14, 1996 <br />Al Robinson made a MOTION to approve the minor subdivision with the <br />condition that the stormsewer relocation be approved by the City Engineer and <br />was supported by Johnson. Motion carried 6 -0. <br />C.96 -28, Daniel Robinson, 4th Avenue, Minor Subdivision <br />Ms. Wyland stated that Robin -Acres was platted in July 1967. It consists of eight <br />lots that are approximately 100 feet wide and 117 feet deep, which are <br />substandard according to today's City code requirements. The property is zoned <br />rural and designated as rural on the Land Use Map. There are no sewer or <br />water utilities available. Between 1967 and the present minor subdivisions were <br />approved which added dimensions of 100 feet wide and 150 feet deep to all lots <br />in Robin - Acres, except Lot 5. The applicant is now seeking to do the same for <br />Lot 5 which would make it 26,700 square feet in area. Staff is recommending <br />approval with the condition that the new parcel be legally joined with the existing <br />Lot 5, Robin - Acres; and that the park dedication be waived. <br />Chair Schaps asked how this situation occurred. <br />Mr. Robinson responded that when the property was platted, a road was <br />anticipated along the back side to the west. Originally, the units were rented. <br />When they were sold, more land was added to each parcel, except Lot 5. The <br />present owner of Lot 5 would like to purchase the additional area and square off <br />the property. <br />Don Dunn made a MOTION to approve the minor subdivision with the condition <br />that the new parcel be legally joined with Lot 5, Robin -Acres and was supported <br />by Johnson. Motion carried 5 -0 with Robinson abstaining. <br />VI. DISCUSSION ITEMS <br />Ms. Wyland noted that a townhome development on Apollo Drive will be <br />reviewed at the next meeting along with Miller's South Glen off 62nd Street and <br />Ware Road. <br />Johnson noted that a lot of grading is taking place at that site and asked how <br />much grading can be done before the Board approves the project. <br />Ms. Wyland stated that one of the ponds is being regraded, but staff will check <br />on it. <br />VII. ADJOURNMENT <br />• Al Robinson made a MOTION to adjourn the meeting at 7:05 p.m. and was <br />supported by Dahl. Motion carried 6 -0. <br />
