He inquired <br />if there was a possibility of extending the pond a bit to <br />the north and suggested that if the storm water inlet <br />were to come to the north end of the pond it would <br />function better. He also expressed concern for the <br />unidentified space to the south. <br />Mr. Houchins inquired as to the ordinance and <br />limitations. Mr. Brixius indicated this site is under a <br />tiered arrangement, but any subsequent additions would be <br />viewed under the City's Shoreland regulations. <br />Ms. Ann Woodmeir, 440 Post Road, indicated the density is <br />noted as 5.7 units per acre, she inquired as to the <br />density if the open space was not included. <br />Mr. Powell inquired as to the response of the residents <br />regarding the trail. <br />Mr. Hermans indicated the trail is closest to his lot. <br />He believes it would increase traffic but feels it is <br />important to include in the plan. <br />Ms. Wendy Anderson 7246 Stage Coach Trail, inquired as to <br />the type of material that would be used on the trail. <br />Mr. Powell indicated it would be an asphalt trail. <br />Mr. Houchins indicated he is in support of the trail, he <br />enjoys using the trails. <br />Mr. Brixius indicated with the conditions and comments of <br />Staff he would hope the Board would move the application <br />forward. <br />Mr. Gelbmann inquired if the Staff was to review the <br />remaining portion of the site, what kind of development <br />could be allowed. Mr. Brixius indicated anything that <br />would be allowed in a R -4 designation. <br />Mr. Gelbmann indicated he would rather see the buildings <br />spread out on the site. <br />Mr. Mesich inquired if there are any other outstanding <br />issues with the City and this developer that have not <br />been resolved. Mr. Powell indicated he was not aware of <br />any concerns that are not being worked on currently. <br />Mr. Schones inquired about the feasibility study. Mr. <br />Powell indicated the feasibility has been initiated and <br />did not foresee any problems. <br />Chair Schaps indicated he would like to add a condition <br />411 that the developer provide specific disclosure to buyers <br />15 <br />
