. <br />PLANNING & ZONING BOARD <br />May 10, 1995 <br />III Chair Schaps declared the Open Mike portion of the <br />meeting open at 6:36 p.m. <br />Hearing no public comment, Al Robinson made a MOTION to <br />CLOSE the Open Mike portion of the meeting and was <br />supported by Rick Gelbmann. All voted aye. Motion <br />carried. The Open Mike portion was CLOSED at 6:41 p.m. <br />• <br />• <br />V. PLANNING ITEMS: <br />A. 95 -12 -P, Blue Heron Project, 3XX Apollo Drive, Minor <br />Subdivision <br />Planning Coordinator Wyland briefly reviewed the request <br />to create a 2.4 acre lot in the Apollo Business Center. <br />Planning Coordinator Wyland indicated staff has reviewed <br />this request and would recommend approval of the minor <br />subdivision as requested with the condition that a 50' <br />utility easement be provided over the existing sewer and <br />water main on the eastern portion of the site. <br />Mr. Johnson inquired if the triangular portion of the lot <br />is included in this site. Planning Coordinator Wyland <br />indicated it is not included. <br />Mr. Johnson inquired as to who is responsible for the <br />maintenance of this area. Planning Coordinator Wyland <br />indicated although this has not been identified, it would <br />most likely be the responsibility of the City. <br />Economic Development Coordinator Wessel indicated the <br />process of this project began nearly three years ago. He <br />indicated the goal is to break ground by July of this <br />year. He highly recommended approval of this project. <br />Mr. Johnson expressed concern for the portion of the site <br />that would need to be maintained, he felt this area <br />should be landscaped. Consulting Engineer Powell <br />indicated he believed this area would be considered an <br />amenity and would be the responsibility of the property <br />owner to maintain. <br />Mr. Dan Richmann, developer for the project, indicated <br />there is a landscaping plan in the area of concern, and <br />it would be in the best interest of the company to <br />maintain this area. <br />Mr. Richmann anticipated that there would be future <br />expansions. <br />Chair Schaps inquired if the developer anticipates that <br />they will be doing the maintenance of this area.
