• <br />PLANNING & ZONING BOARD <br />May 10, 1995 <br />would not want that area to grow unsightly in front of <br />their building. <br />Chair Schaps asked about the underground sprinkling <br />system for the landscaping. Mr. Richmann indicated the <br />sprinkling system would extend up to the corner of Apollo <br />Drive. <br />Economic Development Coordinator Wessel indicated <br />although this area is not in the site plan, the Board can <br />be assured that this area will be maintained. Consulting <br />Engineer Powell also indicated a portion is maintained by <br />the County. <br />Ed Schones made a MOTION to approve application 95 -12 -P, <br />Blue Heron Project, 3XX Apollo Drive, Minor Subdivision <br />with a 50 inch utility easement over existing sewer and <br />water main on eastern border of site and was supported by <br />Al Robinson. All voted aye. Motion carried. <br />B. 95 -13 -S, Blue Heron Project, 3XX Apollo Drive, Site <br />Plan Review <br />Planning Coordinator Wyland briefly reviewed the request <br />for a Site Plan Review involving construction of a 20,196 <br />square foot building containing 6,720 square feet of <br />office and 13,440 square feet of warehouse. <br />Planning Coordinator Wyland indicated staff has reviewed <br />the submitted site plan and would recommend approval with <br />the following conditions. <br />1. Proper building permits shall be obtained prior <br />to construction. <br />2. The proposed construction shall meet all <br />building and parking setback and height <br />requirements. <br />3. A minimum of 10% green are shall be provided. <br />4. Landscaping shall be provided according to the <br />site plan dated 5/7/95. A sprinkler system shall <br />be provided for maintenance of all green areas. <br />The City Forester shall review said Landscaping <br />plan to insure suitability of selected species. <br />5. The exterior construction will be rock face <br />block with breakoff design. <br />6. An interior sprinkling system will be provided <br />per State Fire /Building Code. <br />7. B6 -12 curbing shall be provided around <br />perimeter of parking area and access drives. <br />8. Parking areas shall be surfaced and stripped <br />with handicapped parking provided per ADA <br />requirement. Adequate parking has been provided on <br />site (50 spaces shown). <br />
