• <br />• <br />PLANNING & ZONING BOARD <br />JUNE 14, 1995 <br />Ms. Wyland indicated Brian Wessel, the City's Economic <br />Development Director has been working with Mag -Con Inc. <br />on this project for several months and would recommend <br />approval of the submitted site plan. <br />Ms. Wyland indicated staff would agree with the EDAB and <br />recommend approval of the Site Plan as submitted with the <br />following conditions: <br />1. The applicant shall sign a development <br />agreement and post financial guarantees as <br />specified by City Staff prior to issuance of any <br />building permits. <br />2. The City Engineer shall review and approve <br />utility, drainage and grading plans. <br />3. Proper sign permits shall be obtained prior to <br />installation of signage. <br />4. The Site Plan dated 6/2/95 and the Landscape <br />Plan dated 6/8/95 shall be made a part of this <br />approval and shall incorporate all landscaping, <br />parking, building location, trash handling, loading <br />docks, etc. The Landscaping Plan shall be reviewed <br />and approved by the City Engineer. <br />5. The parking area shall be provided with a hard <br />surface with concrete curb surrounding all access <br />drives and parking areas. <br />6. Handicapped parking shall be provided according <br />to ADA Rules and Regulations. <br />7. Roof top heating and ventilating units shall be <br />properly screened. <br />Chair Pro -Tem Robinson asked who is the current City <br />Forester. Ms. Wyland indicated Mr. Marty Asleson. <br />Mr. Johnson asked in reference to the shared driveway, <br />how is the construction of the shared driveway arrived <br />at. Ms. Wyland indicated the current developer will <br />construct the shared driveway. <br />Ms. Wyland indicated the reason for the shared driveway <br />is due to the limitations of accesses set forth by the <br />County. <br />Mr. Mesich inquired if the building would contain a <br />sprinkler system. Mr. Butler indicated this would be <br />correct. <br />4 <br />
