He <br />indicated the applicant wishes to break ground mid <br />November. The applicant is requesting site and building <br />plan approval. <br />Mr. Schones inquired as to the amount of the Tax <br />Increment Financing. Mr. Wessel indicated the amount <br />has not yet been negotiated, but typically it would be <br />approximately 15%. <br />Planning Coordinator Wyland presented the staff report <br />for site plan review of a 32,000 square foot <br />office /warehousing facility in the Apollo Business Park. <br />Ms. Wyland indicated Staff would concur with the EDAB <br />Board and recommend approval of the site plan for Mr. <br />Fogerty and Custom Remodelers with the following <br />conditions: <br />1. The applicant shall sign a development <br />agreement and post financial guarantees as <br />specified by City Staff prior to issuance of any <br />building permits. This development agreement shall <br />include provisions for the shared driveway. <br />2. The City Engineer shall review and approval <br />all utility, drainage and grading plans. <br />3. The City Forester shall approval all landscape <br />plans. Freeway landscaping shall provide an <br />effective visual screen of the loading area with no <br />adverse effect on the drainage easement. <br />4. Proper sign permits shall be obtained prior to <br />installation of signage. <br />
