Planning & Zoning Board <br />March 9, 1994 <br />• they are being built and start at $100,000. <br />e <br />After reviewing the drawings submitted, P & Z comments <br />included the following: <br />- Schaps suggested having the main street run perpendicular to <br />the lake with the units looking out over the lake. He <br />suggested taking advantage of the natural surroundings in a <br />more aesthetically pleasing way. He also suggested the units <br />will probably draw a lot of golfers due to the proximity of <br />Chomonix. <br />- Landers expressed concern regarding run -off into the lake. <br />Mr. Corson explained that there would be a holding pond on the <br />north end of the property and drainage would be directed that <br />way. <br />- Gelbmann indicated there seemed to be a lot of impervious <br />surface adjacent to the shoreline. He also suggested <br />clustering the units to help break -up the impact. <br />- Nordine stated that as presented, the units were not <br />very appealing. <br />- Robinson stated that he liked the setback from the lake and <br />the park area along Lake Drive. <br />- Mesich suggested the developer consider two -car garages with <br />each unit. <br />Chairman Schaps thanked Mr. Corsan for a good presentation. <br />B. Concept Plan Review: Mr. Brixius stated that staff is <br />considering some changes in the current Concept Plan Review <br />procedure. Generally the P & Z has no input from staff at a <br />concept review relating to zoning, engineering, site review, <br />etc. because no cash has been deposited to cover even a minor <br />review. The P & Z agreed that they would like this input <br />included in a concept review and suggested criteria be <br />prepared to change the existing procedures. <br />C. Other Discussion: <br />John Landers questioned some wetland mitigation practices <br />outlined in the Quad Paper and pertaining to the 49/23 <br />interchange. Mary Kay explained that plans are available in <br />the office for review. She also explained that the new law <br />was quite complicated and did allow varying degrees of <br />replacement depending on the type of wetland created and the <br />type being replaced. <br />John Landers also suggested that the P & Z consider work <br />sessions similar to the Council's for lengthy discussion items <br />to help in regulating length of the regular meetings. The <br />general consensus of the P & Z was that these work sessions <br />work good for the Council but may not be appropriate for the <br />P & Z. Joyce Sharpen, area resident, indicated that she likes <br />to hear the comments made by the various Board Members <br />concerning different items and thinks that is important to the <br />general public. <br />
