Public Hearing, Behm's Century Farms, Rezoning /Musa <br />Exchange <br />Mr. John Johnson, representing G. M. Development and Mr. Uhde, <br />was present and thanked the P & Z for the opportunity to <br />review this item. He stated that the proposed development is <br />anticipated to take from 6 -8 years with the western portion <br />being developed last. Current City work has revealed that the <br />developable area within the MUSA is less than originally <br />anticipated due to wetland constraints and this development <br />would be a logical extension of the MUSA Area. <br />Al Brixius reviewed the staff report which outlined the <br />reasons why the proposal was back before the P & Z. These <br />reasons included development patterns and an inventory of <br />remaining buildable land within the MUSA showing a very <br />limited supply due to wetland constraints. The City is now at <br />a crossroads for defining future growth within the community. <br />Mr. Brixius reviewed past development patterns, current lot <br />and MUSA supply, and anticipated MUSA demand. He also <br />outlined the criteria the P & Z should use in considering this <br />request. <br />Mr. John Uban, Planner for Mr. Uhde, was present and reviewed <br />the City's infill policy. He presented some renderings of the <br />proposed development indicating its proximity to existing <br />development and density as compared to adjoining areas.
