• <br />PLANNING & ZONING BOARD <br />August 11, 1993 <br />the majority of the property is indicated as a Zone A on the <br />Flood Insurance Rate Map. Staff would, therefore, recommend <br />that the Board continue the public hearing on this item until <br />the September meeting. Al Robinson moved and was supported by <br />Tom Mesich to continue the public hearing until the September <br />meeting of the Planning & Zoning Board. All voted aye. <br />Motion carried. <br />C. 93 -15 -V, Quail Ridge, Variance for Lots 8 & 9 <br />Planning Coordinator Wyland explained that following final <br />approval of this plat, the Developer attempted to record the <br />document with Anoka County and was advised that a "trail <br />easement" could not be shown on the plat - the area must be <br />indicated as "Park ". Therefore, Lots 8 and 9, Block 3 become <br />deficient in lot width at the building set back line by 7.5 <br />feet. These lots do, however, exceed the minimum square foot <br />area requirement with approximately 16,000 square feet for Lot <br />9 and 35,000 square feet for Lot 8. <br />The Board was further advised that the Developer has been <br />working with the Staff on the relocation of the trail due to <br />extensive wetlands and that the location shown was determined <br />as the most appropriate. Staff would recommend approval of <br />the variance request based on the findings of fact outlined in <br />the staff report of August 11, 1993. <br />Mr. Corson, representing the developer, was present and stated <br />that they worked very hard in developing this plat to avoid <br />any variances and that they thought they had succeeded until <br />it came to actually recording the plat. If the Trail could be <br />shown as easement - they would have succeeded, however, the <br />County can not accept it shown as Trail - thus the need for <br />the variance. <br />Mr. Schones made a motion to approve the variances for Lot 8 <br />& 9 as recommended in the staff report of August 11, 1993 and <br />was supported by Mr. Robinson. All voted aye. Motion <br />carried. <br />IV. ADJOURNMENT: Upon the unanimous consent of the Board the <br />meeting was adjourned at 6:55 P.M. <br />2 <br />
