DESIGN REVIEW BOARD AND PARK BOARD MEETING <br />February 20, 1991 <br />the council wants to be sure that it is a good plan. Roger Kolstad said that he wants <br />to build nice townhomes so they will sell. <br />Kirk Corson explained how utilities will be run through the site. He is working with <br />the city engineer on this issue. <br />The city engineer and the design review board asked that the street widths be <br />increased to 32 feet allowing parking on both sides. <br />Vern Reinert asked about the bi -laws within the home owners association. He asked <br />that the association be responsible for the monumentation. <br />Mailboxes design are now dictated in part by the Post Office serving the development. <br />Corson handed out pictures of what the mail boxes would look like. Consolidated <br />boxes will be required for the townhomes. The Post Office installs the mail boxes. <br />MOTION: Robert King moved to rezone the Wenzel Farms subdivision from single - <br />family to R -3 multiple family. Monika Slatten seconded the motion and the motion <br />was approved unanimously. <br />MOTION: Robert King moved to rezone the Wenzel Farms subdivision from R -3 to R -5 <br />Planned Unit Development. Monika Slatten seconded the motion and the motion was <br />approved unanimously. <br />MOTION: Robert King moved to recommend to the city council approval of the <br />preliminary plat for Townhouses of the Wenzel Farms subdivision. Approval is <br />contingent upon the developer meeting the following conditions: <br />1. Side yard set back for unit #50 will be looked at and approved by the <br />city engineer. <br />2. A water retention plan for positive drainage to be approved by the city <br />engineer and presented to the city council at the time of the final plat <br />hearing. <br />3. Utility easements shown in overall plat. <br />4. Planting of conifers will be of at least 5 1/2 feet in height. <br />5. A two car garage will be constructed for each townhome. <br />4 <br />
