• <br />• <br />• <br />• PLANNING AND ZONING BOARD MEETING ! <br />June 14, 1989 <br />The board stated that Mr. Bauman has to show hardship in <br />order for a variance to be granted. <br />John Bauman will approach the board next month with his <br />variance request. <br />GERRY LETOURNEAU REGARDING FURTHER SUBDIVISION OF A LEGALLY <br />NON - CONFORMING LOT ON OTTER LAKE ROAD. <br />Gerry LeTourneau and her brother and sisters wish to sell <br />land owned by their parents. Their request is to subdivide a <br />parcel leaving a 40 foot strip of lakeshore property, and the <br />applicant is asking that this property remain a park. <br />They would like this piece of property to remain in the <br />Hanson family, and not be sold with the remaining property. <br />The board stated their attorney should contact the city <br />attorney. In essence the applicant is asking for an <br />undersized lot and a variance would be necessary. <br />Harold Bisel suggested the applicant meet with John Miller, <br />City Planner and present this issue to the P &Z Board in July. <br />REVIEW OF PRELIMINARY PLAT FOR RESHANAU PARK ESTATES, <br />ROBERTSON CONSTRUCTION COMPANY, APPLICATION #89 -15. <br />Gary Uhde from G.M. Development, Greg Kopiski from Westwood <br />Engineering, and David Robertson, owner of this property were <br />present to address this issue. <br />Gary Uhde and D & D Construction wish to subdivide <br />approximately 25 acres of land on the north shore of Reshanau <br />Lake. This area will have city sewer and water extended from <br />Black Duck Drive. The land is high, and areas of mature <br />trees are found on the property. <br />The land is zoned R -1X, Single Family Executive. All lots <br />meet city requirements. The minimum lot size is 20,000 <br />square feet. <br />John Miller stated in his memorandum of June 2nd to the P &Z <br />board that there is a lot going for this subdivision. Mr. <br />Miller stated that this land is probably the best remaining <br />residential site in the city. The amenities are super. <br />The proposed plat shows a general location for the utility <br />and trail easement extending north of Black Duck Drive. This <br />easement will permit the extension of utilities to West <br />Shadow Lake Drive and will allow foot and bicycle traffic <br />access to the golf course. A hard surface will allow <br />maintenance of the utilities and emergency vehicle passage. <br />The exact locations of the easement will be determined <br />shortly when field verification takes place. <br />
