Many double frontage lots are proposed contrary to
city code.
2. The cul -de -sac length is far in excess of that
allowed by city code.
3. Additional right -of -way and other platting
requirements need to be added to the plat.
4. Grading and drainage plan will not work as
proposed.
Mr. Millers comments:
1. Outlot A will probably become tax forfeit and city
responsibility for maintenance and a city
liability.
2. The planning and zoning board has long been on
record as requiring landscaping of man -made
drainage ponds and requiring contours resembling a
natural pond. The proposed plat does not show
this.
3. No park or trail provisions.
4. No berming or landscaping of double - frontage lots.
5. An inability to screen the double - frontage lots
from the freeway.
Mr. Chase said that in comparing the concept plan presented
to the board in November to the new plans, the number for
double frontage lots has increased and gotten worse than the
concept plan. Mr. King seconded the motion and the motion
was approved unanimously.
8:15 p.m.
REVIEW OF A CONCEPT PLAN FOR PHEASANT HILLS, A SINGLE FAMILY
DEVELOPMENT NEAR BIRCH STREET AND 12TH AVENUE.
