PLANNING AND ZONING BOARD MAY 11, 1988 <br />FOR VARIANCE FROM PAUL K. MILLER FOR VARIANCE FROM PUBLIC <br />ROAD FRONTAGE REQUIREMENT APPLICATION 88 -14. <br />At the board's April 27 meeting this item was tabled and the <br />applicant was advised that the board members probably could <br />not make the six findings of fact necessary to grant a <br />variance from the public road frontage requirement. In <br />particular there was feeling that the conditions causing the <br />road problem, i.e. the fuel tank locations were <br />self- imposed. Tableing to May 11 was to allow additional <br />time for our City Planner - John Miller to look for <br />alternatives. <br />Al Tschida - Attorney for Gene Orfei agreed to move the fuel <br />tanks under the road in fifteen (15) years. <br />After discussion the applicant withdrew his request for a <br />• variance. He is asking for approval of the subdivision. <br />MOTION: Nelson moved to recommend approval of Application <br />88 -7 Minor Subdivision at 2209 Phelps Road by Paul K. Miller <br />with the understanding that the City Attorney will work out <br />the details of the dedication of the easement to be <br />effective no later than fifteen (15) years from its <br />approval. The City will be assured that the gasoline <br />storage tanks now placed would be removed at Miller's <br />expense or according to the City Ordinance at the time. <br />Also that the approval of the minor subdivision is <br />contingent upon the presentation of the accurate survey at <br />the time of presentation. Averbeck seconded the motion and <br />the motion was carried unanimously. <br />REQUEST FROM GENE ORFEI FOR A SITE PLAN REVIEW TO CONSTRUCT <br />AN OFFICE BUILDING AND A MAINTENANCE SHOP AT 2209 PHELPS <br />ROAD, APPLICATION #88 -13. REQUEST FROM GENE ORFEI FOR A <br />VARIANCE TO PERMIT OUTSIDE STORAGE AT 2220 PHELPS ROAD, <br />APPLICATION 88 -13. <br />At the Planning and Zoning Board's April. 27 meeting these <br />requests were tabeled following the tableing of the request <br />for Minor Subdivision at the same address. <br />Orfei wishes to build an office building and a repair <br />410facility. Both structures will be masonry construction. <br />The north portion of the property will be bermed with pine <br />trees planted on the berm.
