PLANNING AND ZONING BOARD October 5, 1988 <br />MOTION: Prokop moved to table this item until next month <br />and City Planner, John Miller will meet with Mr. Solberg <br />regarding his plat. <br />Nelson seconded the motion and all in favor except Jeff <br />Joyer who opposed. <br />REVIEW OF CONCEPT PLAN FOR A RESIDENTIAL SUBDIVISION IN <br />SECTION 25 FOR MAURICE MCCOLLAR. <br />The board reviewed this item and felt there will have to be <br />several changes before approval. <br />1. If there is to be less than 2 1/2 acre lots, the P &Z <br />board would have to issue a variance based on hardship to <br />the land. <br />2. The board was not in favor of allowing a long <br />cul -de -sac. <br />3. This area is in need of a park. The applicant would <br />have to meet with the Park Board regarding this issue. <br />4. There needs to be two accesses to this subdivision. <br />This item is tabled until the owner revises his concept <br />plan. <br />CONSIDERATION OF PRELIMINARY PLAT OF WILDWOOD ESTATES - <br />ELMER CROHN, APPLICATION 88 - 29. <br />City Engineer, Ron Stahlberg presented a topography map, <br />color coded to show wetlands. <br />He stated that this area is very low and there are several <br />septic systems that have failed in this area. The lots need <br />mound septic systems to be buildable. <br />Alan Irwin stated the board has to red flag this. People <br />must be told when buying lots that they will have to hook up <br />to City sewer when available. <br />Boardmember Nelson feels that there are too many narrow lots <br />in this subdivision. <br />MOTION: Prokop moves to table this item and Mr. Crohn is <br />asked to plat his land into single family lots and place <br />Page 5 <br />
