Mr. Miller has prepared a memorandum dated October <br />12th outlining what a corner lot is: <br />WHAT IS A CORNER LOT? <br />SHOREVIEW: Lot bordered on two sides by streets <br />VADNAIS HEIGHTS: Lot bordered on two sides by streets <br />WHITE BEAR LAKE: Lot located at intersection of two <br />streets at 135 degrees or less. <br />OAK PARK HEIGHTS: Lot located at intersection of two <br />streets at 135 degrees or less. <br />LINO LAKES: No definition <br />WHAT IS THE FRONT OF THE LOT? <br />WHITE BEAR LAKE: Side with the least width <br />LINO LAKES: No difinition <br />WHAT REQUIREMENTS DO OTHER PLACES HAVE? <br />OAK PARK HEIGHTS: Shall have additional width to meet <br />set backs from both streets. <br />ROSEVILLE: 100 foot width, 100 foot depth, 30 foot <br />setback from each street. <br />SHOREVIEW: R -1 at 115 X 130, R -2 at 100 X 130, 20 <br />feet wider than interior lots. <br />VADNAIS HEIGHTS: 100 X 125 corner <br />WHITE BEAR LAKE: 95 foot width, 105 foot width if <br />adjacent to primary street <br />LINO LAKES: Section 1001.08 Subd. 6 (9) of the <br />subdivision ordinance requires corner lots to be <br />20 feet wider than interior lots. The R -1 single <br />family residence district requires a 30 foot setback <br />for all structures. The zoning ordinance also <br />requires a 40 foot setback from all collector and <br />arterial streets. <br />
