• <br />• <br />this subdivision as outlined in his letter of October 5, <br />1987. <br />Attached are letters from El Rehbein and Son Inc. requesting <br />that the proposed plat for Twilight Acres 3rd Addition be <br />placed on the October 14 agenda and outlining past events <br />that have affected the five acre parcel. <br />Board members were concerned that the plat did not meet <br />zoning ordinance requirements and would establish precedent <br />for other lot splits in the sewered area. Mr. Miller was <br />concerned about losing sewer available land and sewer <br />allocation if the plat was approved. <br />MOTION: Ms. Nelson moved to recommend denial of the <br />subdivision because it does not meet the zoning regulations <br />of the ER zone. Mr. McLean seconded the motion and the <br />motion was carried unanimously. <br />LAKES ADDITION #8: Rehbein and Sons Inc. request for <br />preliminary plat approval of Lakes Addition No. 8 <br />Application 87 -23. <br />Mr. Joyer represented El Rehbein & Son and explained this is <br />a replat of Lakes Addition #7. <br />The attached preliminary plat is a revision of the <br />preliminary reviewed by the Planning and Zoning Board at its <br />September meeting. Reference should be made to the <br />September agenda packet for information about zoning, <br />comprehensive plan compliance, and adjacent land uses. <br />Mr. Cody asked Mr. Miller for additional comments regarding <br />the staff report. Mr. Miller said the following changes <br />were made in the plat. <br />1) The addition of part of Outlot A to Lot 1, Block 1. <br />2) Dedication of that part of Outlot A for a drainage <br />easement. <br />3) Addition of five feet in width to Lot 4, Block 1, and <br />to Lot 2, Block 2. <br />4) Move Reshanau Drive ten feet north providing extra <br />depth for Lot 1, Block 2. <br />5) Added Outlot A from Lakes Addition No. 7 to legal <br />description. <br />6) Submittal of a concept plan for the remainder of <br />Lakes Addition No. 7. <br />7) Submittal of a report from the City Engineer <br />regarding the plat. <br />Mr. McLean asked about the concept plan for the remainder of <br />Lakes Addition #7. Mr. Prokop stated that the conditions <br />and concerns the Board members had with the preliminary plat <br />have been satisfied. <br />
