• <br />PLANNING & ZONING BOARD <br />November 12, 1986 <br />Page Three <br />B. Site and Building Plan Review - #86 -31 - Mr. McLean asked about <br />the lighting on this proposal. Mr. Rypekma explained there will be <br />no off the building lighting. <br />Mr. Kluegel explained soils, grading, drainage, drainfields and <br />building materials have been addressed by the Planner. <br />Mr. Prokop was concerned because the plan proposed a building with <br />three large doors facing 77th Street. This does not present much <br />of a view for residents on the north side of 77th Street. He sug- <br />gested rearranging the building on the site so that the large doors <br />face west or south. Mr. Rypekma explained because of the locations <br />of the freezers inside the building and the exterior loading dock <br />another arrangement was not feasible. Mr. McLean suggested changing <br />the landscaped area to the north of the buildings to a berm with <br />dense landscape screening. <br />Mrs. Klaus questioned the material used for the parking area near <br />the loading dock. Mr. Johnson explained the Ordinance requires <br />blacktop, concrete or another approved hard surface. <br />Mrs. Nelson was concerned about the width of the present second drive- <br />way. Mr. Johnson explained it is wider than code, however, it is an <br />existing driveway and he considered it grandfathered. <br />Mr. Doocy referred to Mr. Volk's letter regarding the condition of <br />77th Street. Mr. Rypekma said that if any damage is done to 77th <br />it will be repaired. <br />It was decided to set a special meeting with Pete Kluegel and all <br />Planning and Zoning Members who can be there at 7:00 P.M., Thursday, <br />November 20, 1986. Mr. Rypekma will bring in a revised plan showing <br />all the changes talked about tonight. This will insure that a plan <br />approved by the Planning and Zoning Board will be forwarded to the <br />Council for their November 24, 1986 Meeting. <br />Mr. Prokop moved to recommend approval of the site and building plan <br />for Schwan Sales Company upon Planning and Zoning subcommittee action <br />during the week of November 17th through 20th, otherwise wait until <br />the December Planing and Zoning Board Meeting. Mr. Kluegel is to <br />deliver updated site plans to each Planning and Zoning member on <br />Tuesday, November 18, 1986. Mrs. Klaus seconded the motion. Motion <br />carried unanimously. <br />CHRIS ROSS - ROSS' LIQUORS - 7990 LAKE DRIVE <br />Mr. Jerry Anderson representing Jamb Architects explained that be- <br />cause the County is planning to widen and upgrade Main Street, Mr. <br />Ross is looking at removing his current place of business and build- <br />ing a new building on the southern portion of the lot. Mr. Ross will <br />be left with approximately 1.25 acres of land and is considering <br />
