• <br />• <br />• <br />PLANNING & ZONING BOARD <br />November 12, 1986 <br />Page Six <br />GARY UHDE - CONCEPT PLAN <br />Mr. Uhde explained he has purchased 80 acres south of Birch Street <br />and plans to develop it into approximately 160 lots. He introduced <br />his planner, Mr. Will Newmeister, and asked him to explain this <br />concept. <br />Mr. Newmeister explained the area will be developed in two stages <br />basically to keep the number of lots for each plat under 100 lots. <br />He indicated there will be ponds to meet the Rice Creek Watershed <br />District requirements and to make the lots aesthetic to the poten- <br />tial buyer. These ponds would be maintained by a homeowners as- <br />sociation. The lots will be serviced by municipal sewer and water. <br />Mr. McLean felt the street configuration may be difficult for the <br />maintenance crews. Mr. Newmeister explained tear drop cul -de -sacs. <br />These items were listed as concerns: <br />- Frontage on cul -de -sacs. <br />-Long cul -de -sacs. <br />- No provisions for parks or play areas. <br />- Ponds attractive nuisance for children playing. <br />- Suggest Planning and Zoning Board walk the area. <br />Mrs. Nelson explained that Brooklyn Park made effective use of ponds <br />and they did not appear to be a safety issue. Mr. Prokop commented <br />that a lake sized pond could be developed. Mrs. Nelson felt this <br />would mean a deeper, more dangerous pond with less control. <br />Mr. Uhde explained that there is going to be some type of ponding to <br />yLPet Rice Creek Watershed District's requirements. He plans upscaled <br />housing and therefore plans to make the area attractive. There will <br />be no weeds or algae. <br />Mr. Uhde thanked the Board for looking at his proposal. <br />Items #12 through #14 were tabled. <br />Mr. Prokop moved to adjourn at 10:20 P.M. Mrs. Klaus seconded the <br />motion. Motion carried unanimously. <br />
