• <br />• <br />• <br />- page three - <br />Planning and Zoning Boaid, <br />October 12, 1983 <br />It was generally felt that this material should be supplied in order for <br />the information to be on file at City Hall. <br />Mr. Flanagan proposed to construct this building on property that fronts <br />on Maple Street and the driveway is to be from that street.. Mr. Prokop <br />quest_Q.ned the .access to the building from the property now in use on <br />Orange Street - is there to be a drive through? a path of some sort? <br />color of the building? trim? roof? driveway surface? height of building? <br />Mr. McLean moved to table this request for the November agenda in order <br />for Mr. Flanagan to obtain the material as outlined in Mr. Short's <br />letter of October 6, 1983, to include survey and legal description of <br />the lot. Seconded by Mr. Cody. Motion carried unanimously. <br />A recess was called at-tthis point in the meeting. The meeting was <br />reconvened. <br />REZONE FEASIBILITY - Ronald Conway <br />Mr. Conway has property located on the corner of Ware Road and Ash Street <br />and is currently zoned ER. <br />The Board felt this actions would constitute spot zoning and Mr. McLean <br />felt that could be a problem. <br />Mr. Conway is planning for a body shop. The Board suggested that he <br />look at land already zoned GB, such as Mr. Jensen's property on Hodgson <br />Road. <br />The general consensus of the Board was that the location he had selected <br />was feasible, but, lands that already zoned for GB would be more feasible. <br />This seemed to answer Mr. Conway's questions. <br />LOT SPLIT - Bill Fogerty <br />This is a request to split a parcel of land by metes and bounds. Mr. <br />Kluegel pointed out this is for lot sizes that conform to the zoning <br />ordinance and there is only two building sites on the property. He also <br />pointed out that park fees will be due on this land. <br />There was discussion for the need to contact Rice Creek Watershed before <br />aby digging or filling is done on this property. <br />Mr. Prokop read the regulations as set forth in the Zoning Ordinance <br />that govern the conveyance of lands by metes and bounds, He wondered <br />if these rules should not be followed in this request. <br />Mr. Fogerty was concered with getting all this material together and be <br />able to get a house in- before winter. He wondered if it would be possible <br />to get a building permit on the entire parcel and then split at a later <br />date and the Board said that this could be done. They suggested that <br />he do this. <br />The Board moved, and passed a motion to table this until they hear from <br />Mr. Fogerty. <br />
