1 <br />(Continued from previous book) October 12, 1983 <br />LOT SPLIT - Bill Fogerty <br />This is a request to split a parcel of land by metes and bounds. <br />Mr. Kluegel pointed out this is for lot sizes that conform to the <br />zoning ordinance and there are only two building sites on the property. <br />He also pointed out that park fees will be due on this land. <br />There was discussion for the need to contact Rice Creek Watershed before <br />any digging or filling is done on this property. <br />Mr. Prokop read the regulations, as set forth in the Zoning Ordinance <br />that govern the conveyance of lands by metes and bounds. He wondered <br />if these rules should not be followed in this request. <br />Mr. Fogerty was concerned with getting all this material together <br />and be able to get a house in before winter. He wondered if it would <br />be possible to get a building permit on the entire parcel and then split <br />at a later date and the Board said that this could be done. They suggested <br />that he do this. <br />The Board moved, and passed a motion to table this until they hear from <br />Mr. Fogerty. <br />FINAL PLAT - RICE LAKE ESTATES <br />This is presented to the Planning and Zoning for their final comments. <br />The general consensus of this Board was that the street names as noted <br />are unsuitable and should be changed. <br />There was discussion on the areas labeled as "Park 1 & 2" noting that <br />these are outlots. It was noted that in the Park Board minutes this <br />had been addressed. <br />.Mr. Prokop asked if anyone knew why the Park Board is so set on money <br />in leiu of land in this plat? Mr. Goldade said the Park Board felt they <br />have enough land and they need money to develop what they have. <br />Mr. Prokop asked if the Park Board was aware of the concerns of this <br />Board and the efforts of this Board the night that the tot lots were <br />recommended? He felt that no one on this Board would change their mind <br />even though the Park Board had rejected this recommendation. Mr. Prokop <br />asked when the final hearing will be held on this plat? He requested <br />Mr. Kluegel notify all Planning and Zoning Board members when this <br />public hearing on the final plat is held so that anyone member may appear <br />at that meeting and make their feelings known as to the need for tot lots <br />in that area. <br />There was also a concern on a need for provisions for a turn around at <br />the end of one of the streets. It was noted that Mr. Volk has requested <br />a 'T' in that area. Mr. McLean questioned the advisability of this <br />type of turn around - he felt a cul -de -sac was better. Mr. McLean <br />suggested that Mr. Volk be requested to explain this preference. <br />There was concern on the entrance and exit from the area - should there <br />be a turn lane on Highway 49? This is to be checked with the State <br />Highway Department. <br />The Planning & Zoning had concerns in the following areas: 1) they <br />wish to be notified when the final hearing is held on this plat, <br />
