CORRECTION TO MINUTES OF JUNE 9, 1982
VARIANCE - E. R. HENRIKSEN
4110Kluegel explained that everything that was requested at the previous Planning and Zoning
Board meeting was now in the file. Park fees are paid, all road easements are here and in
order. A Certificate of Survey is in the file also.
Mr. Prokop asked why there were no easements on lots 1, 2, 3, 14, 15,and 16. Mr. Kluegel
explained these lots were sold in 1977 prior to our restrictive ordinance. Mr. Prokop
explained at that time it was permissible to divide lots into 22 acres with a minimum of
150' of frontage without City approval.
Mr. Juleen asked if this drawing indicates that the jog in the road easement has been removed.
He was told the easement was straight.
Mr. Juleen asked Mr. Henriksen if he wanted the Planning and Zoning Board to give him an 0 K
to clear all the existing lots for sale. Mr. Henriksen said yes, and Mr. Johnson and Mr.
Prokop said that this was correct.
Mr. Juleen asked for clarification regarding if the City accepts the easement does this make
it a City street. It was explained that it would not become a City street until the street
is constructed to City specs and dedicated to the City. The street would probably end at
the west end in a cul -de -sac. No building permits would be issued before the City accepts
the street.
There was a question regarding the 60' width of the easement. Mr. Kluegel expained this was
acceptable for a City street.
llikGoldade moved to grant a variance on the Henriksen property at this time. (This is
atim from the tapes) Mr. Juleen seconded the motion.
Mr. Prokop asked if this motion should be clarified because Mr. Henriksen has been in the
process of doing this for some time before our present restrictive ordinance. He said this
was to complete some business that was started some time ago and he would be happy to have
it completed. Mr. Goldades response was not audible and I could not understand if there
was an addition or correction to the motion.
On voting on the motion, motion carried unanimously.
•
