Planning and Zoning <br />September 14, 1983 <br />- page three - <br />411 Mr. Cody moved to recommend approval of the site and building plans for <br />Lot 1, Block 2, Lino Industrial Park with the following stipulations; <br />1) Developer construct street on side lot line for the length of that lot, <br />2) no exterior storage, 3) no accessory building 4) driveway and parking lot <br />constructed according to ordinance 5) landscaping plan to be completed <br />within one year from issucance of permits. Seconded by Mrs. Klaus. Motion <br />carried unanimously. <br />CONDITIONAL USE PERMIT - DOG KENNEL - S. Todoroff /J. Torgerson <br />A sketch of the proposed dog kennel to be located at 920 Evergreen Trail <br />was presented showing the location of the kennel and the runs for the <br />animals. At the present time there are two adult German Shepards and one <br />puppy. Ms. Todoroff has a show dog Champion female which she plans to <br />breed witn a suitable male is located. This is the reason for the kennel <br />request. <br />The noise factor was discused and Ms. Todoroff said she has had only two <br />complaints in the seven years she has lived at that location. She also <br />pointed out that the animals are inside by 10:00 P.M. <br />Mr. Ostlie asked how far between homes in that area and Ms. Todoroff said <br />approximately 60 to 70 feet. <br />•Mr. Goldade moved to recommend to the Council approval of a kennel license <br />for S. Todoroff /J. Torgerson at 920 Evergreen Trail per be plans submitted. <br />Seconded by Mrs. Klaus. Motion carried unanimously. <br />VARIANCE - WILLIAM LAHTI <br />The variance request is for a side yard set back on a corner lot in <br />Shenandoah III. Mr. Lahti pointed out that his driveway is overlapping the <br />required 30' side yard setback at the present time.and he is requesting a <br />10' variance to the 30' requirement. <br />It was generally felt by the Board members that this side street will be <br />used in the future and a variance to the side yard set back could cause <br />problems. <br />Mr. Goldade questioned why these short side streets were not finished at <br />the time of the other streets in order for the house to face the side street <br />or at least, the garage could face the side street. <br />Mrs. Klaus said she had driven out and looked at this and felt that she did <br />not want to create a problem by allowing a building to go in that would <br />be on the setback. She had also looked at the home that had constructed <br />the garage and then requested the variance and felt it was completely out <br />of place in the neighborhood and created an eye sore. <br />• It was suggested that Mr. Lahti construct his garage facing the side lot <br />line and use that portion of the street for a driveway. There was some <br />questions as to the legality of this. Someone suggested that he construct <br />an attached garage but if the setback is maintained, there is only room <br />for a single garage. <br />
