Lino Lakes Parks and Recreation Department <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />(651) 982 -2440 Fax (651) 982 -2439 <br />5, <br />October 27, 1999 <br />TO: Park Board Members <br />FROM: Rick DeGardner, Public Services Director <br />SUBJECT: Review Revised Highland Meadows Preliminary Plat <br />The developer of the Highland Meadows development is amending the approved preliminary <br />plat. Therefore, the revised plat must be reviewed. <br />The new preliminary plat contains 50.85 acres of land consisting of 77 single family detached <br />units and 52 single family attached townhouse units. The issues related to parks and trails are as <br />follows: <br />1. The original plat provided a east /west trail connection from Marilyn Drive to the Mardon <br />Acres Development. A 1.8 acre park was also located near this trail segment. This is located <br />near the power line easement. The revised concept eliminates the mini park, which I concur. <br />The Park Board may want to consider requiring only a 15' wide park property for this trail <br />segment rather than the entire depicted area (Outlot A). <br />2. The trail connection from Marilyn Court to Main Street still exists. However, there is a slight <br />change in location, which I support. <br />3. The park area has been reduced from 5.2 acres to 4.01 acres. The park access has also been <br />changed. It's important to ensure that adequate access to the park area is provided. The park <br />area is directly related to the proposed Bluebill Ponds Development. It is imperative that as <br />these two projects continue through the process that the proposed park areas are analyzed <br />together to ensure the future neighborhood park will be functional. It is my understanding <br />that road locations may be modified as the Highland Meadows and Bluebill Ponds platting <br />process continues.
