The plat will enable the <br />City to shift the road and minimize the need for an easement. Curb and gutter will be put <br />in. There will be no ditch or sidewalks. <br />Mr. Bruce Kerber, Developer for the project, stated they are not placing the dirt in the <br />area. The City contractor who is doing the work on Lake Drive asked to use their <br />property for storage. <br />Mr. Powell stated there must be an agreement with the contractor. However, the City has <br />no guarantee that the dirt will be removed. <br />Mr. Kerber stated the permit from the Rick Creek Watershed District is in place. There <br />are no plans for a Outlot A. The 4 -way intersection will be created as part of <br />development there. An access is needed so the property is not land locked. <br />Mr. Johnson asked if the south extension of Nancy will only go to Outlot A. Mr. Kerber <br />indicated that is correct. At this time the extension wi ad end. <br />Mr. Dunn asked if the applicant is in agreement sta nditions. Mr. Kerber <br />indicated he is in agreement and most conditi. = already been met. <br />Ms. Carlson asked about the size of Outlo <br />asked what the plans are for Outlot <br />feet. The entire parcel is buildabl <br />much of it is buildable. She also <br />indicated Outlot A is 153,907 square <br />e the property will sit vacant. <br />Ms. Carlson expressed conc the need for more buffering for the homes on <br />79th Street. Mr. Kerber sta °. here: e a considerable amount of trees behind those <br />homes. <br />Ms. Carlson expressed concern regarding Outlot B being rezoned to commercial. She <br />stated the developer may want it to become commercial and neither Comp Plan supports <br />that. Mr. Kerber stated he is not trying to rezone Outlot B commercial. He stating he is <br />leaving the parcel vacant because there is potential for buying other lots in that area. He <br />noted that Block 2 Lot 2 can be residential but the lot does not have enough depth. <br />Acting Chair Lane asked about the existing garage on the property. Mr. Kerber indicated <br />the garage will be moved. <br />Mr. Dunn stated there are a number of homes along Lake Drive but it is not zoned <br />residential. Ms. Wyland advised those homes were grandfathered in. At one time the <br />whole area was zoned commercial. They are currently all zoned R -1 Residential. <br />
