• <br />• <br />• <br />Planning & Zoning Board <br />July 14, 1999 <br />Page 10 <br />1. Lot 1 Block 2 shall be increased in depth to meet the 135 ft requirement. <br />2. Lot 2 Block 2 shall be combined into a larger Outlot B <br />3. Park dedication shall consist of $500 for each new single family lot. Future <br />development of Outlot A will require additional park dedication. <br />4. Trees of 8 inch or greater diameter shall be replaced on a 1:1 caliper inch basis on the <br />development site with trees of species specified by the City Forester. <br />5. A tree shall be placed along the frontage on each lot. <br />6. Seed mixtures shall be determined by the City Forester. <br />7. All permits required by the Rice Creek Watershed District shall be obtained prior to <br />any site grading. <br />8. Utility, grading, and drainage plans shall obtain Rs d approvals from the City <br />Engineer and Rice Creek Watershed District. <br />9. The developer shall be responsible for i "u s ro 79th Street to Lake Drive as part of <br />the Highland Meadows project including +f right of way as part of Highland <br />Meadows East as recommended by t . it g i er. <br />10. A right of entry shall be gr installation of utilities. <br />11. Existing septic systems 1 b bandoned when City utilities are available. <br />12. Construction access shall be on 79th Street and shall not be Nancy Drive <br />13. House and garage elevations and house style shall be included in a revised plan to be <br />submitted before City Council review. <br />14. The City Engineer's comments in his July 7, 1999, memo shall be addressed to his <br />satisfaction. <br />15. The preliminary plat and grading /drainage plan shall be revised to reflect these <br />conditions of approval and submitted by the end of the working day July 19, 1999, to be <br />properl reviewed by City staff if the application is to be put on the City Council agenda <br />for July 26, 1999. <br />The MOTION was supported by Mr. Dunn. <br />
