Lino Lakes Public Services Department <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />(651) 982 -2440 Fax (651) 982 -2439 <br />J, <br />September 27, 1999 <br />TO: Park Board Members <br />FROM: Rick DeGardner, Public Services Director <br />SUBJECT: Review Bluebill Ponds Preliminary Plat <br />This 35 acre development is located on the south side of Main Street, between Wood Duck Trail <br />and Bluebill Lane. The preliminary plat identifies 72 single family lots and a park dedication of <br />2.26 acres (Outlot C). <br />The Comprehensive Park Plan and Development Guide recommends a neighborhood park in this <br />area of 10 acres. The identified park area is adjacent to 5.2 acres of park land that was acquired <br />in the Highland Meadows Subdivision. As development occurs directly east of the Bluebill <br />Ponds Development some additional park land can be acquired to complete this park area. It <br />should be noted that the recommended 2.26 acres of park land is developable. <br />I would recommend that the Park Board consider requesting a trail connection along the western <br />edge of the proposed park area to provide access to residents in the Bluebill Ponds Development. <br />As with all trail segments, the city recommends acquiring a 15' wide strip of park property and <br />requires the developer to install the sub -base per city specifications. I would recommend to <br />approve the proposed 2.26 acres of park land with the remaining balance to be paid in cash, per <br />the city's park dedication ordinance, and be designated for future development of this park area. <br />RD:sw <br />sw /parkbrd/Review Bluebill Ponds Preliminary Plat.doc <br />
