Development is requesting a Conditional Use Permit for a grading permit for filling <br />and construction of drainage improvements on two parcels, one on each side of Apollo <br />Drive. This grading permit will include the construction and relocation of the north -south <br />drainage swale, the extension of the culvert under Apollo Drive, a new sediment and rate <br />control pond, a rate control outlet across old 74th Street, filling of old borrow pits, a 4 to 6 <br />foot berm along the west edge of the site to screen the residential area to the west and <br />construction of Apollo Court. The work will be phased and will last thru the 2001 <br />construction season. <br />Every prospective buyer todate has indicated a concern that the sites need fill in order for <br />them to build on the properties. This is due to the centerline grade of Apollo Drive being <br />several feet above the existing ground level and is compounded further by the superelevation <br />of the roadway thru the curve on the north side of Apollo Drive. It is estimated that 80,000 <br />to 100,000 cubic yards of import fill may be required to complete the development of these <br />sites. The grading plan has been designed CO avoid excess handling of material and to offer <br />locations for various kinds of import fill material that may become available as the <br />construction season progresses. Mr Uhde has concluded a grading CUP needs to be <br />approved in order to insure quality till placement and construction of the required drainage <br />facilities. Existing topsoil and vegetation will be stripped and stockpiled for respreading <br />after placement of fill material. <br />I appreciate your prompt attention and processing of the Conditional Use Permit request.
