The specific
site location is shown on Exhibit A (Property). As you can see, the front of the Property will
have approximately 340 feet along Apollo Drive, and the back will be adjacent to the freeway.
DISTRIBUTION FACILITY
We intend to build a distribution facility on the Property. The facility would be used by
North American Composites Company (NAC), a subsidiary of Interplastic Corporation, for our
company's distribution operations. NAC is a national distributor of polyester resins, fiberglass,
and related products to the composites industry.
In order to accommodate NAC's needs, we intend to construct a building on the Property
of approximately 24,000 square feet. NAC will use a common driveway to access the facility.
The stormwater from the Property will be directed to one of the common ponds in the Park.
There will be no outside storage.
NAC is a fairly typical distribution operation. It should thus qualify as a "permitted use"
under the City's zoning code. NAC may subsequently decide to do some drumming and tote
filling at the Property. These activities — which would occur inside the Building — involve little
more than repackaging the liquids into different sized containers.
Enclosed herewith is the required Land Use Application plus a check for $750 payable to
the City for the required application fee. Also enclosed is our Application Checklist together
with all of the attachments referenced therein.
The purchaser is "James D. Wallenfelsz, as trustee of the James D. Wallenfelsz Revocable Lifetime Trust dated
August 29, 1988, as amended" (Owner). Mr. Wallenfelsz is the owner of Interplastic Corporation. The Purchase
Agreement gives Owner the right to assign these rights to an affiliate of Interplastic Corporation [§ 12.1].
