ROUGH DRAFT <br />09/20/00 <br />2. Loading/Outdoor Storage Areas [reference Sec. 3 Subd.6 p. 3 -53 ?] <br />a) All loading and outdoor storage areas in business, industrial, and special zoning <br />districts shall be screened from abutting and surrounding public streets or <br />property designated for residential uses. <br />b) Screening of loading and outdoor storage areas shall be at least six (6) feet in <br />height at time of installation/planting and shall provide seventy percent (70 %) [is <br />this enough? Too much n visual obscurity year -round unless otherwise approved <br />by the City. [p.3 -45 limits height to 4 feet. Potential conflict with CPTED ? ?] <br />c) All loading and outdoor storage areas shall be located behind the front building <br />line of the principal building and shall conform to the standard side and rear yard <br />setbacks established for other structures in the zoning district. <br />3. Mechanical and Utility Equipment <br />a) Any mechanical or utility equipment located on the roof top, exterior walls, or <br />premises of any multi - family, commercial, industrial, or institutional building <br />shall be screened from abutting and surrounding public streets or property <br />designated for single family residential uses. <br />b) Window or room air- conditioners, chimneys, and stacks shall be exempt from <br />these screening requirements. <br />4. Dempster Enclosures and/or Recycling Receptacles [reference Sec. 3 Subd. 4G? <br />p. 3 -25] <br />a) All trash dumpsters and/or recycling receptacles on the premises of any property <br />used for multi - family, commercial, industrial, or institutional uses shall be <br />screened from all public streets and abutting property designated for single family <br />residential uses with a fence, wall, or other enclosure six (6) feet in height. <br />b) Enclosures shall provide a minimum opaqueness of eighty percent (80 %) at eye <br />level view on all sides. However, the City may waive the requirement to provide <br />enclosure gates if the resulting open side of the enclosure is not visible from an <br />existing or future public street or property designated for residential uses. <br />c) Enclosures must be located behind the front building line of the principal building <br />and shall conform to the standard side and rear yard setbacks established for other <br />structures in the zoning district. <br />D. Additional Requirements: <br />1. Traffic visibility requirements (p. 3 -9 ZO) — On corner lots, vegetation or <br />structures shall not be placed or allowed to grow in such a manner as materially to <br />impede vision in the traffic visibility triangle between a height of two and one-half (2 <br />i) and ten (10) feet above the centerline grade of the intersecting roadways. <br />[illustrate with diagram] <br />
