CYAN <br />INTEGRATED BUILDING ARCHITECTURE AND DESIGN <br />COMPLEMENTARY TO LINO LAKES VILLAGE CENTER <br />The architectural design has been derived from the context of the Village Center. Building <br />massing and materials similar and compatible to the Village Center are planned. Buildings on <br />the site have been laid out with view corridors in mind and addressing the public pedestrian <br />aths with articulated building entries and corners. <br />Retail buildings A and B are designed to promote multiple tenants. A sign band of stucco and <br />brick will organize individual signs at a consistent height. Signs will be individual 36" letters <br />internally illuminated. See building elevations for wall- mounted sign locations. Building facades <br />have three recognizable elements of base, middle and cornice. Corners of the east elevation <br />(storefront side) are highlighted with brick pitched roof forms that repeat a vernacular common <br />throughout the Village Center. Standing seam metal roofs are limited to end corners for visual <br />interest and focus. Painted aluminum storefronts incorporate transom windows, canvas <br />awnings and varied sill heights to provide facade transparency that strengthens the relationship <br />of the buildings to the street. Brick and stucco piers with wall- mounted lights are spaced <br />equally along the facade to provide for flexibility tenant configurations. The sides and rear of <br />the buildings are integral - colored, rock face concrete masonry. Colors and accent textures <br />reinforce the basic design concept of base, middle and cornice. All metal cap flashing and <br />service doors will be painted to match the storefront color. <br />The sidewalks along these buildings will be primarily concrete with a scored pattern. <br />Intersections of roads or other sidewalks will be highlighted with decorative contrasting color <br />and /or material. Planting areas will be located at the ends of the parking lanes to help screen <br />cars and to visually soften the transition of sidewalk and roads. <br />Lots with Retail C, a Bank, Fast Food A, B, and a Convenience Store will be designed with <br />similar concepts as outlined above. Elevation and floor plans for these five buildings have not <br />been developed, however they will have similar and tie -in feature detail. Sidewalks along these <br />buildings will be primarily concrete with a scored pattern. Intersections of roads or other <br />sidewalks will be highlighted with a decorative contrasting color and /or material. <br />The SuperTarget building will have material and building theme to be compatible with the other <br />buildings within the development. A pitched metal roof and stucco parapet will identify the main <br />entrances of the building. Brick pilasters will articulate the base of the building using the same <br />brick as occurs in the city hall complex. The main field material will be painted rock face CMU <br />using Target retail colors. Accent bands and textural changes occur within the front facade and <br />on the south facade. The north and east facade will be painted CMU. Target also intends to <br />install wall- mounted signage. See building elevations for wall- mounted signs. <br />The Kohl's front facade consists of brick with accent brick bands. The entry is highlighted with a <br />stucco field scored pattern. Recessed entries are flanked with round columns. The east, north <br />and west facades are composed of painted rock face CMU.
